Booking, cancellation and privacy.
Booking & payment
A booking request holds your dates while we confirm them against every channel. Once confirmed, payment is taken securely online: 30% at confirmation and the balance 14 days before arrival. Stays starting within 14 days are paid in full at confirmation.
Cancellation
Cancel more than 30 days before arrival for a full refund of everything paid. Between 30 and 14 days, the 30% deposit is retained. Inside 14 days the booking is non-refundable, though we will always try to re-let the dates and refund what we recover.
Deposits & damages
A pre-authorisation of £250 is held against the card on file from 48 hours before arrival and released within five working days of departure, less the cost of any damage beyond fair wear.
House rules
No parties or events, no smoking indoors, and quiet hours between 10pm and 8am — most of our homes sit in residential tenements. Well-behaved dogs are welcome in selected properties on request.
Licensing
Every Edinbra Home property holds a City of Edinburgh Council short-term let licence, displayed on the property page and inside the home.
Privacy & data (UK GDPR)
We collect only what a booking needs: your name, contact details, stay dates and guest count. It is stored on encrypted UK/EU infrastructure, never sold, and shared only with the payment provider and channel manager needed to deliver your stay. Ask us to export or erase your data at any time via stay@edinbrahome.co.uk.
Cookies
We set only the cookies required to run the site and remember your search. Analytics cookies are set only after you consent, and consent can be withdrawn at any time.
